How does online booking work?
Choose a package, add optional services, select an available date and time, and enter the property and access details. The booking summary shows the selected services and any calculated travel charge before confirmation.
How soon can I get on the schedule?
Available appointment times are shown in the online booking calendar. Same-day appointments may occasionally be approved when SkyHaus is actually available, but same-day service is not guaranteed.
When will I receive the media?
Standard residential photography is normally delivered the next day by 6:00 PM. Video, floor plans, virtual staging, extensive editing, construction progress work, and other specialty services may use a different timeline or be delivered separately. Construction progress work normally uses a 48–72 hour delivery target unless a project Scope of Work says otherwise.
Do you offer rush delivery?
Rush delivery is not a standard advertised service. If a project is unusually time-sensitive, contact SkyHaus before booking. An expedited deadline is only accepted when SkyHaus expressly confirms that the workload and schedule allow it.
How will the finished media be delivered?
Final media is delivered through a private online gallery or another delivery method when reasonably necessary. Payment is required before the final downloadable files are released for use.
How long will my gallery stay available?
SkyHaus provides access to delivered final media for at least 6 months after the delivery date. Clients should download and maintain their own backup copies during that period because recovery after the guaranteed access period is not promised.
Packages, Coverage & Add-Ons
Which package should I choose?
Choose based on the amount of property coverage and marketing media you need. SnapStart is the smallest residential photo package, Ground + Air adds aerial coverage, Prime Impact adds a vertical social reel, and Elite Showcase provides the broadest residential photo/video package. Current package details and pricing are listed on the main Packages section.
Are package photo counts exact?
Package photo counts are approximate targets, not rigid maximums. SkyHaus uses professional judgment to provide coherent coverage within the booked scope, and a few natural extra images do not automatically create an additional charge.
What if I need more photos than my package includes?
Additional ground photos can be added when materially more coverage is requested. Current add-on pricing is shown on the Add-Ons page and in the booking form.
What if the property has a guest house, barn, workshop, or other secondary structure?
Identify secondary structures during booking so the scope can be planned correctly. Dedicated coverage of guest houses, casitas, barns, workshops, detached studios, pool houses, stables, and similar structures may require Additional Building Coverage. Incidental background structures do not automatically create an extra charge.
Can I request extra aerial photos?
Yes. Additional aerial coverage can be added to an order. If the selected package does not already include drone service, the minimum aerial add-on is the standard five-photo aerial add-on rather than a single one-off aerial image.
Can I book only add-ons without a package?
Some add-ons can be booked without a residential package. Remote-only editing work is subject to a $49 minimum, and on-location or field-service add-on-only orders are subject to a $149 minimum. Some services may still require a package or custom review.
How do the floor plans work?
A Basic 2D Floor Plan is included at no additional charge as an optional benefit with SnapStart MLS, Ground + Air Combo, and Prime Impact. Elite Showcase includes the Enhanced 2D Floor Plan automatically. Basic 2D is not currently offered as a standard public standalone service.
Property Access & Preparation
Do I need to attend the appointment?
No. An agent, owner, tenant, or other authorized contact may provide access, or you may provide lockbox, smart-lock, gate, parking, alarm, and entry instructions in advance.
How should the property be prepared?
Have the property presentation-ready before the appointment: turn on lights, open blinds or curtains as appropriate, clear counters and floors, make beds, remove visible trash and boxes, secure pets, tidy exterior areas, and move vehicles away from the front when practical.
What should I remove before the photographer arrives?
Remove or conceal sensitive documents, access codes, valuables, personal identifying information, and anything else you do not want captured. SkyHaus is not responsible for cleaning, staging, moving heavy or fragile property, or concealing personal belongings.
What happens if a room or area is locked or inaccessible?
Locked rooms, occupant or tenant refusal, uncontrolled pets, unsafe areas, unfinished areas, missing access instructions, or similar restrictions may reduce coverage. A return visit caused by an access or property-readiness issue is not automatically a free reshoot and may create an additional service or travel charge.
How long will the photographer be on site?
Appointment length depends on property size, access, condition, selected package, add-ons, and the number of areas or structures being photographed. SkyHaus does not rely on one fixed on-site time for every property.
Do I need to know the exact square footage?
No. Approximate property size can help with planning, but exact square footage is not required for a standard residential booking unless a specific service or custom quote requires it.
Drone, Weather & Airspace
Are SkyHaus drone services legal and insured?
Yes. SkyHaus operates drone services under FAA Part 107 requirements and is insured. Flights are performed only when the location, airspace, weather, site access, and other conditions allow a safe and lawful operation.
What happens if weather or airspace prevents a drone flight?
Safety and legal requirements come first. Aerial work may be delayed, rescheduled, modified, or omitted when weather, visibility, airspace restrictions, temporary flight restrictions, site conditions, or other operational factors prevent a safe and lawful flight. Ground photography may still proceed when appropriate.
Will I be charged a cancellation fee if SkyHaus has to reschedule for unsafe drone conditions?
No. The standard client cancellation fee does not apply when SkyHaus initiates the change or when unsafe weather, unsafe drone conditions, or FAA/airspace restrictions make the booked operation unsafe or unlawful.
What if the weather is safe but I simply want a sunnier day?
If conditions are safe and lawful but the client chooses to postpone solely for an aesthetic preference such as cloud cover or seasonal appearance, the normal cancellation and rescheduling rules apply unless SkyHaus agrees otherwise.
Payment, Cancellations & Travel
When is payment due?
Payment in full is required before final media is released for download or licensed use. SkyHaus may allow preview access before payment, but preview access does not grant permission to publish, distribute, or otherwise use the media.
What happens if I do not download the media?
Payment is based on the services performed, not on whether the client later chooses to download or use the media. Once the booked services have been performed, the amount due is not canceled because a listing is delayed, withdrawn, sold, goes under contract, expires, or is otherwise no longer marketed.
What is the cancellation and rescheduling policy?
Cancellations or rescheduling requests received at least 24 hours before the appointment have no SkyHaus cancellation fee. Requests received less than 24 hours before the appointment are subject to a $50 fee. A no-show or inaccessible property after SkyHaus travels to or arrives at the property is also subject to a $50 fee, plus applicable travel when warranted.
What if SkyHaus needs to reschedule?
The standard client cancellation fee does not apply when SkyHaus initiates the change or when the work must be postponed because of unsafe weather, unsafe drone conditions, airspace restrictions, or another condition that makes the operation unsafe or unlawful.
How is the travel fee calculated?
The first 25 one-way driving miles from the SkyHaus business reference point at 13423 Blanco Rd Unit #3291, San Antonio, TX 78216 are included. From 26 through 100 one-way miles, the fee is $2 for each mile beyond the first 25. That rate already accounts for the return drive. More than 100 one-way miles requires a custom quote.
Do I pay separately for the drive back?
No. The standard $2 additional-mile rate already accounts for round-trip travel, so SkyHaus does not add a second mileage charge for the return drive.
Can one travel fee cover multiple properties or separate visits?
One standard travel fee covers services completed at the same property during the same scheduled visit. Separate properties, return appointments, additional filming days, follow-up construction visits, or off-site locations may require another travel calculation unless a package, quote, or Scope of Work expressly includes them.
Media Use, Editing & Corrections
Who owns the photos and videos?
SkyHaus retains copyright in the original media it creates unless a separate signed agreement expressly says otherwise. After full payment, the client and the client’s brokerage receive a license to use the final media for authorized marketing of the photographed property and ordinary portfolio use.
Can a builder, stager, designer, vendor, or another agent reuse the media?
Not automatically. Unrelated third parties generally need separate written permission or licensing for their own commercial use. MLS platforms, listing portals, and similar vendors may display or reproduce the media only as reasonably necessary for the client’s permitted property marketing.
Do you provide RAW or unedited files?
No. RAW photographs, unedited footage, rejected images, editing catalogs, layered files, project files, and other working files are not included in standard delivery unless SkyHaus expressly agrees otherwise in writing.
Can SkyHaus use my property photos in its portfolio?
For orders accepted under the current Client Service Agreement, SkyHaus may use property-only final media in its portfolio, website, samples, case studies, and organic social media unless the client opts out in writing. Separate permission is obtained before prominently using an identifiable person from a client project in SkyHaus marketing.
How are virtual staging and other digital alterations handled?
Normal real-estate finishing such as exposure, color, blending, lens, and vertical corrections results in one finished image. When an optional edit materially changes what the property appears to contain or look like, SkyHaus ordinarily preserves and, when appropriate, provides a truthful finished baseline version together with a clearly identified altered marketing version.
Are digitally altered images allowed on the MLS?
Rules vary by MLS, brokerage, portal, and platform and can change. When SkyHaus represents media as MLS-ready, it uses reasonable efforts to prepare it consistently with known rules in its normal service area. The client remains responsible for confirming the requirements of the specific destination where the media will be submitted.
What if I have a problem with the delivered media?
Please report concerns with the original delivered media within 30 calendar days after delivery. If SkyHaus confirms a material editing error, technical failure, unusable deliverable, or an important area within the booked scope that was missed, SkyHaus will first correct or re-edit the media when practical and will provide a targeted corrective reshoot at no additional service or travel charge when reasonably necessary.
When would a reshoot not be free?
A free reshoot is not automatically owed for subjective preference, newly requested angles or coverage, changed staging, repairs or property changes after the appointment, inaccessible areas, occupant or pet interference, or another circumstance not caused by SkyHaus.
Construction Progress Services
Do you provide construction progress photography and drone documentation?
Yes. SkyHaus provides construction progress media for visible site conditions and project documentation. Recurring or custom projects normally use a project-specific Scope of Work defining the site, cadence, price, expected coverage, priority areas, intended use, delivery timeline, access requirements, and other project-specific terms.
How quickly is construction progress media delivered?
Construction progress work normally uses a 48–72 hour delivery target unless the project Scope of Work states another timeline.
Is construction progress media an inspection or engineering service?
No. Construction media documents visible conditions captured at the time of the visit. It is not an inspection, engineering evaluation, legal survey, code-compliance review, safety audit, certification of work, verification of contractor performance, approval of a payment or draw, or substitute for professional project controls.
Do standard construction visits include mapping, measurements, or volumetric calculations?
Not unless a project Scope of Work expressly includes them. Ordinary construction photography and drone documentation do not provide survey-grade mapping, volumetric calculations, staking, measurements, or photogrammetric engineering products.
Can you capture the same construction angles on every visit?
SkyHaus uses reasonable efforts to reproduce useful comparison viewpoints when recurring progress views are requested. Active construction, safety restrictions, site changes, equipment, or access conditions may prevent the camera or drone from occupying the exact same physical position on every visit.
Who is responsible for site access and safety requirements?
The client or project representative is responsible for site authorization, access, site contacts, communicated PPE requirements, known site-specific hazards, restricted or confidential areas, site rules, and any required orientation. SkyHaus retains final discretion over whether an area or flight can be accessed and completed safely and lawfully.
